For investors pursuing the Cyprus Golden Visa—fast-track access to EU residency through qualifying investments, the other critical issue is how funds move from the investor to Cyprus in a way that satisfies strict regulatory scrutiny. This is where a regulated EU firm with access to licensed payment institutions plays a central role.

Building Trust Through Transparent Payment Rails

Cyprus migration authorities require clear evidence that all invested funds:

Originate from legitimate, verifiable sources

Are transferred through regulated financial channels

Can be fully traced from origin to final investment

Eurivex, a CySEC regulated EU investment firm provides secure, compliant payment rails that ensure every transaction is:

Fully documented

Monitored under AML (Anti-Money Laundering) frameworks

Executed via regulated financial infrastructure

This level of transparency is essential for a successful application.

From Source of Funds to Final Investment

Eurivex’s role begins well before the investment is completed. We facilitate:

Onboarding & KYC: Verifying investor identity and financial profile

Source of Funds Validation: Reviewing income streams, asset sales, or business earnings

Cross-Border Transfers: Managing efficient and compliant movement of capital into Cyprus

Whether funds are directed into real estate, corporate investments, or regulated funds, every step is structured to align with Cyprus migration requirements.

Statement of Account: Meeting Migration Scrutiny

A key requirement of the Cyprus Golden Visa process is the submission of banking or payment account statements that demonstrate:

The origin of funds

The transfer pathway

The final allocation of capital into the qualifying investment

Eurivex provides:

Official Statements of Account from overseas financial institution reflecting the origin of the transfer

Detailed Payment Confirmations (including SWIFT/transfer references) from licensed by the Central Bank of Cyprus EMI

Audit Trails linking source accounts to the final beneficiary in Cyprus

These documents are structured to meet the expectations of Cyprus Migration authorities, ensuring clarity, consistency, and credibility.

Compliance by Design

Our infrastructure is built around European regulatory standards, including:

AML and Counter-Terrorist Financing controls

Continuous transaction monitoring

Record-keeping aligned with regulatory obligations

This ensures that investors are not only moving funds efficiently, but also meeting the compliance thresholds required for residency approval.

Supporting a Seamless Investment Journey

By integrating payment execution with compliance and documentation, Eurivex helps investors:

Avoid delays caused by incomplete or unclear financial records

Reduce friction in cross-border transactions

Strengthen their residency application with robust financial evidence

Beyond Payments: Enabling Confidence

The Cyprus Golden Visa is more than an investment—it’s a strategic move toward European residency. “Our role is to ensure that the financial side of that journey is secure, transparent, and fully aligned with regulatory expectations. With the right payment infrastructure in place, investors can proceed with confidence—knowing their funds, and their future, are on solid ground,” concluded a statement by Eurivex.

When an investor wants to invest using crypto, Cypriot property developers are often unsure how to accept the funds safely and legally. Handling crypto directly can create AML risks, banking complications, and exposure to unregulated intermediaries (gray market operators).

The Eurivex / CrowdX Solution

Eurivex, a CySEC regulated EU Investment firm with MiFID II license and operating since 2010 provides a regulated framework that connects crypto or fiat investors with Cyprus real estate projects. Operating under EU regulatory standards, Eurivex manages the entire transaction process — from investor onboarding and compliance checks to settlement and delivery of funds to the project owner.

How It Works – Flow of Funds

1) Introduction – Cyprus Real Estate Project owner introduces foreign potential buyer/ partner to Eurivex

2) Cyprus Project Owner Submits Project to Eurivex (Business plan, KYC, SPV Corporate Docs & KYB)

3) Buyer opens account with Eurivex (Questionnaire, Due Diligence, KYC)

4) The buyer provides source of wealth and transfers funds to top-up Eurivex account (Fiat, Stablecoins (USDC), Crypto (BTC, ETH))

5) Investment in Project – After funds are cleared, investor can invest in the project in Euro

6) Eurivex transfers the money to the IBAN of the Project Owner in Euro

7) Regulatory Umbrella – Our regulated structure provides investors with security of their money and project owners with new sources of clients.

Corporate bonds listed on the Vienna Stock Exchange’s MTF Market (“Vienna MTF”) are eligible to benefit from the drastic reduction in the Cyprus Special Defense tax on interest on bonds that are listed on MTF markets to 3% from 17% previously.

This is possible after the passage of the relevant bills by the Plenary of the Cyprus House of Representatives on December 22, 2025. These are part of the tax reform of Cyprus which came into effect from January 1, 2026.

Cyprus tax residents pay a 17% tax on interest earned on privately issued corporate bonds. With the passage of the tax reform bills, the Special Defense tax on interest on bonds that are listed is reduced to 3%. Eurivex Ltd (https://www.eurivex.com/) an EU investment firm regulated by the Cyprus Securities & Exchange Commission (CySEC), license number 114/10 is the leader in helping companies list their corporate bonds on the Vienna MTF.

The most recent listing of corporate bonds that Eurivex acted as the Listing Agent on behalf of a Greek company on the Vienna MTF was completed in record time and at very reasonable cost, far more advantageous than compared to listings on other EU exchanges.

It now makes more sense for already issued bonds to simply list their bonds on the Vienna MTF without changing the terms, to allow the local Cyprus tax resident investors to take advantage of the tax reduction on interest earned.

Eurivex Ltd (“Eurivex”) announces that the Cyprus Securities & Exchange Commission (“CySEC”) has granted the company a European Crowdfunding Service Providers (ECSPR) licence.

Eurivex is authorised by CySEC as an EU Crowdfunding Service Provider (license number CSP 2/24) for the services of Asset Safekeeping, Use of Special Purpose Vehicles (SPVs) and the Operation of a Bulletin Board.

Eurivex Ltd is also an EU Investment Firm, authorized and regulated by CySEC (number 114/10), licensed to offer the services of Reception, Transmission and Execution of Orders, Dealing on Own Account, Safekeeping of client financial instruments and Placing of financial instruments without a firm commitment basis.

Eurivex was established in 2009 and received its regulatory license from CySEC in March 2010.

The granting of the new pan-European licence serves as an additional confirmation that the company is fully compliant with all of the recently introduced regulations, and that its internal processes and procedures meet the financial standards necessary to operate anywhere in the EEA.

“The crowdfunding licence is a significant milestone for Eurivex as it will allow us to onboard Project owners from Cyprus and other European countries who wish to raise funds to finance their growth, create jobs and make a positive impact on the local economies where they operate”, says Eurivex CEO Shavasb Bohdjalian, adding that the European crowdfunding regulations “provide for new opportunities for investors with emphasis on security and transparency”.

The fact that Eurivex has been a regulated investment firm since 2010 means that customer onboarding is done in line with EU regulations and investor protection rules. This also includes adhering to customer complaint procedures, and the imposition of correct and transparent marketing communication, as well as making sure that the Key Investor Information Sheets (KIIS) provide a clear description of the project, the risks and rewards, and other critical information necessary, so that investors can make informed decisions in line with their risk appetite.

The recent rating upgrade by Moody’s of the Republic of Cyprus rating, has further improved the outlook for investment in Cyprus Treasury-Bills (T-Bills) and bonds compared to locking money in bank fixed deposits.

Moody’s said in its statement the upgrade in the rating of Republic of Cyprus from Ba1 to Baa2 with a concurrent change in outlook from positive to stable is due to previous and continuing economic, fiscal and banking reforms, as well as a significant drop in bad bank loans.

Fitch Ratings, the other rating agency has also upgraded Cyprus’s Long-Term Foreign-Currency Issuer Default Rating (IDR) to ‘BBB’ from ‘BBB-‘. The Outlook is Stable.

Two Cypriot banks, the Bank of Cyprus and the Hellenic Bank, had their credit ratings upgraded by investment service Moody’s. Both had their long-term deposit ratings increased by one level, from Ba1 to Baa3, while Moody’s maintained a “positive outlook” for both banks.

Moody’s said, “the main reason for the upgrade is the continued resilience of the Cypriot economy and credit conditions, which lead to a supportive environment for Cypriot banks.”

They added that the upgrade also includes the continued improvements in the solvency profiles of each bank, the further gradual improvement in the quality of assets and capital sizes, as well as a “significant strengthening” of the profitability of both banks.

Analysts confirm that the bank ratings improved because of the Republic of Cyprus rating improvement and the government rating is one notch better at Baa2 compared to the bank ratings of Baa3.

Cyprus T-bills

The Cyprus government offers investors the opportunity to invest in both short-term T-bills as well as longer term 7-year and 10-year bonds. The Cyprus Public Debt Management Office announced that the weighted average yield at the 13 Week Treasury Bills (T-bills) auction increased to 3.98% compared to 3.64% in July, just shy of the 4% level.

There are two ways the public can participate in Cyprus T-bill auctions and bonds. The first way is via primary auction through banks or qualified investment firms or via the Cyprus Stock Exchange. The minimum amount to invest in the primary auction is €500,0000 while the minimum to invest via the CSE is €1,000. The problem with finding deals on the CSE is that there is serious lack of liquidity and the high demand T-bills are seldom traded.

Eurivex bonds from as little as €1,000

An investor who wishes to invest in Cyprus T-bills may consider purchasing fixed rate 3-month maturity bonds issued by Eurivex, a Cyprus Investment Firm regulated by CySEC and in operation since 2010.

The bonds carry a fixed rate of return of 4% and investors can purchase from as little as €1,000.

The difference in the rate of return is the risk that Eurivex takes for participating in the auction for the minimum €500,000 and waiting until investor funds are collected, as well as its profit margin.

The process is very simple, and all investors need to do is register online at https://trade.eurivex.com/login, answer a few questions, upload ID and most recent proof of address and enjoy participation in a secure and high return financial instrument.

Eurivex does not charge any fees for account opening, account maintenance or custody fees. Investors pay zero fees and there are no other hidden charges or fees.

Access to liquidity

The Eurivex bonds have 3-month maturity but if investors need their money even earlier, then they may sell their bonds on the Eurivex Secondary market and withdraw their money without paying any penalty fees or exit fees.

Access to the Secondary market is provided to all Eurivex customers who may decide at what price they wish to sell their bonds – market or limit order. Once an order is executed, deal confirmation is sent to the investor and the same information appears on the Eurivex dashboard, after which investors are free to withdraw their money to their IBAN. Brokerage and bank transfer fees apply for secondary market transactions.

The audit office of Republic of Cyprus published information according to which Cyprus paid €570 mln in fines for its greenhouse gas emissions between 2017 and 202 with more fines on the way as the EU toughens member state emission targets.

The audit office warned that in recent years there has been an “increasing trend in emissions while the EU shows a significant decrease, which makes it more difficult for Cyprus to achieve the stricter future goals to which it has agreed”, according to the Cyprus Mail.

Energy Minister George Papanastasiou told the Sunday Mail that the Cyprus public pays €300 mln in fines a year in greenhouse gas emissions allowances that is invariably borne by the public.

Such a shame! If Cyprus had invested in renewable energy since 2014 instead of focusing on the offshore gas finds which in most likelihood will never arrive to shore, then the situation could have been better, or the fines would most definitely have been lower.

But all hope is not lost, since the private sector can and should be allowed to play a major role in helping the situation, and crowdfunding of new projects is the way forward.

Normally, energy efficiency projects are small, highly fragmented, and their use cases for a business are not clearly defined. That’s why they are perceived as risky by investors and as a result, financing of such projects is not sufficient. However, crowdfunding for energy projects is expected to make a difference in the long-term financing of energy-efficient businesses according to Nick Perzhanovskiy, writing in the Fintech Strategist.

Energy-related projects benefit not only from the availability of financing. Also, stakeholders in the sustainable energy projects receive technical assistance when they register a project through the European Investment Project Portal, and they can use the advisory services provided by the European Investment Advisory Hub, according to the Fintech Strategist.

Stop wasting RES

According to data from the Association of Licensed Electrical Contractors of Cyprus, about €8 mln worth of cheap energy produced by Renewable Energy Sources (RES) will be rejected by the island’s grid by the end of the year, as it cannot handle the excess load.

In comments to the news site Stockwatch, the president of the Cyprus Association of Licensed Electrical Contractors, George Kyriakou, said a third (32.23%) of energy produced by solar systems in April was denied.

And the president of the Cyprus Hydrogen Association, Makis Ketonis, was quoted by the Cyprus Mail that in Q12023, there were cuts of 10,000 megawatts of energy produced with hydrogen, while by the end of the year, they are estimated to reach 30-40 thousand MW.

In June, an Energy Ministry official confirmed that the grid rejects 20% of RES produced by solar parks and photovoltaic systems.

MPs were told by the end of 2023, the grid will have rejected some 30,000 to 40,000 MW.

It is clear that the government should allow the private sector to secure energy storage licenses to allow the RES system to work efficiently, and crowdfunding will play a huge role in funding such projects as Cyprus needs to rush and meet very tough emission deadlines.

Cyprus’ efforts to transition to a carbon-neutral economy are dependent on RES projects, and as such, they are doomed to fail should the system continue to reject high voltages of renewable energy.

To reach its 2030 goals set by the EU, Cyprus must reduce its greenhouse gas emissions by at least 55% (compared to 1990) and achieve climate neutrality by 2050.
